Cathay Pacific to begin flights to Maldives

Cathay Pacific is launching direct flights from Hong Kong to Maldives. It was confirmed that Hong Kong international flag carrier will fly nonstop, 4-day-a-week service from Hong Kong International Airport to the Malé’s Ibrahim Nasir International Airport starting from 27th October.

The route will be operated by a A330-300 aircraft, featuring business class, premium economy and economy class cabins. Flights leave Hong Kong at 1715hrs and arrive at 2125hrs. On the return they leave Malé at 2335hrs and arrive at 0855hrs in Hong Kong.

As an actress, Eve is best known for her roles as Terri Jones in the films Barbershop and Barbershop 2: Back in Business, and as Shelley Williams on the UPN television sitcom Eve.

The queen of hip-hop has been hard at work. In May, she released the highly anticipated album “Lip Lock” (her first in over a decade). Mfar Hotels to invest $150m to develop Kuda Villingili Resort

Indian hotel firm, Mfar Group of Hotels  will invest  $150 million to develop a high end resort for well heeled tourists in Maldives.

The Mfar Group of Hotels, which has around 700 rooms altogether in India and Oman, has recently acquired Kuda Villingili Island in North Malé Atoll from Yacht Tours Maldives Pvt Ltd for building the resort.

“We have just acquired an island measuring six hectares in land area, and we have the permission to reclaim land up to 30 hectares. We got the land on a 50-year lease from the government,” P Mohammed Ali, owner of the firm, told the Times of Oman newspaper.

Ali said Maldives has a great potential for hotel and tourism industry and provides opportunities for investment in the financial, infrastructure and tourism sectors.

The resort will be a combination of villas on the land as well as villas built on stilts in the lagoon.

Mfar Hotels currently own the Le Méridien Kochi and The Westin Chennai. Their on-going hotel projects include Kumily in Kerala and Muscat, Sultanate of Oman.

Mr. Crisp, who will be based at Centara’s head office in Bangkok, will be responsible for the company’s 3 resort properties in the Republic of Maldives.

Mr. Crisp is a British national who has been living and working in the hospitality industry overseas for the past 19 years. He worked for almost 8 years with one of the leading UK tour operators in various destinations such as the Maldives, India, Egypt, Malaysia, and Dubai. He also spent a total of 5 years in Dubai, mainly heading up the corporate sales department for Arabian Adventures, the DMC owned by Emirates Airline. 

Moving to Thailand 6 years ago, Mr. Crisp worked with Kuoni Destination Management at Asian Trails, looking after the MICE business for the Southeast Asia region. Previous to joining Centara Hotels & Resorts, he was Director of Sales for Evason & Six Senses Resorts in Hua Hin.

Shangri-La launches 'Shangri-La Private Jet Journey'

Maldivian begins flights to China

Maldivian airlines has started direct flights between China and the Maldives. First flight of Maldivian took off to Chongqing China from Ibrahim Nasir Airport yesterday shortly after midnight.  The return flight arrived from Chonqing at 19:25 hrs. The maiden flight of passengers from the Chinese city of Chongqing were greeted at the Ibrahim Nasir International Airport by the Minister of Tourism, Arts and Culture Ahmed Adheeb, Minister of Defence and National Security Colonel (Rtd) Mohamed Nazim, the Chinese Ambassador to the Maldives Mr. Yu Hongyao, the Managing Director of Maldivian Abdul Haris, Ambassador at Large Abdul Azeez Yousuf and senior officials from Maldivian and the Maldives Airports Company Limited (MACL).

Under the agreement with Chengdu Universal Travel and Island Aviation Services Ltd, Maldivian Airlines will fly twice weekly to Chengdu with A320, with 14 seats in the business class and 138 in the economy class.

Tourist facilities to be developed on local picnic island Kuda Bandos

Tourist facilities are to be developed on Kuda Bandos, the only picnic island located near Male’ accessible to for Maldivians, following the island’s owner Vice President Mohamed Waheed Deen submitting the sole bid for its development.

Vice President Waheed Deen, also the owner of Bandos Island Resort, previously leased Kuda Bandos for US$6000 annually. However, the after the island was opened for bids on November 16, 2012  Deen submitted the sole proposal and won Kuda Bandos again for a rent of US $180,582, according to local media.

A joint venture company will be established with the Government of Maldives to develop the island, including “certain tourist facilities”, Minister of Tourism, Arts and Culture Ahmed Adheeb told local media.

The new facilities will “modernise the island” and increase government revenue, according to Adheeb.

“We don’t want to renew the agreement every two years. Now it is to be handed over through the Tourism Act and the rent will be paid just the same as the resorts,” said Adheeb.

Currently Maldivians have exclusive access to Kuda Bandos, which is located next to Bandos Island Resort, on Fridays, Saturdays and public holidays, when local families are able to travel to the picnic island for a day of relaxation on the beach.

Adheeb claimed that even after Kuda Bandos is developed Maldivians will have full, unrestricted access to the picnic island.

“After development, safari boats can go there with tourists. It will be developed so that everyone will have the opportunity,” said Adheeb. “The tourist facilities will be established to make it easier for the tourists who visit.”

Despite Adheeb’s claims that Maldivians will have “unrestricted access” to Kuda Bandos, the former Secretary General of the Maldives Association of Tourism Industry (MATI), ‘Sim’ Mohamed Ibrahim, believes that developing the picnic island for foreign tourists will still limit locals’ ability to enjoy the island.

“There are less places for Maldivians to go. The problem would be solved if Mr Deen created a small island in front of Kuda Bandos [for locals]. It’s not ideal but it should serve the purpose,” Ibrahim told Minivan News today (July 18).

Whether Maldivians will have unfettered access to the sole remaining picnic island near Male’ once it is developed remains to be seen, Ibrahim does not think Maldivians enjoying the island together with tourists should be an issue.

Specifically, safari boats coming to Kuda Bandos with alcohol or foreigners sunbathing in bikinis “is a grey area”, according to Ibrahim.

“It is up to a person to decide what he wants to do or not, I don’t understand why this would be a problem,” he said.

“The question of [drinking] alcohol is not a problem, the issue doesn’t arise, because Maldivians as Muslims don’t drink,” he continued.

“[And] why would there be a problem with foreigners sunbathing in bikinis, if a lot of Maldivians are working on and visiting resorts [every] day?” he asked.

“It happens on Bandos [Island Resort] or any other resort for that matter,” he added. “As it is there is nothing to prevent Maldivians from going to resorts or accessing their facilities.”

Picnic island development

A new tourism regulation entitled the “Procedure to Follow Where the Government Undertakes Joint Venture Investment in Islands or Land”, allows a company with at least a 10 percent share held by the state to develop a resort from land set aside for tourism use, such as a picnic island like Kuda Bandos.

Land used for water sports or diving would also be included once the lease for the area is acquired by a joint venture company.

Published in the Government Gazette Volume 42, number 17 – dated January 28, 2013 – the regulation requires any joint venture partner working with the state on a tourism projects to have a minimum financial worth of US$300 million and make a minimum initial capital investment of at least US$100 million.

Tourism Minister Adheeb told Minivan News in April that the regulations applied to land such picnic islands that were effectively being used “almost as a resort”, such as areas licensed to serve alcohol to tourists, something not allowed on islands designated as “inhabited”.

“The only difference [to these islands] is that tourists cannot sleep there for the night,” he said. “Now they can stay there the night, but [operators] have to pay land rent. It is to stop the concept from being abused.”

However, an island owner involved in the country’s burgeoning mid-market holiday sector has slammed new regulations imposing financial restrictions on tourism joint venture projects with the government, claiming the legislation outright excludes small and medium-scale investors.

These recently implemented amendments to the Tourism Act served to “shut the door” on small and medium-sized investors, alleged the island owner, speaking to Minivan News on condition of anonymity.

“The real issue here would be that only those with very high net worth can be venture partners with government. Very, very few tycoons are in that wealth bracket,” the source said.

“[Former President] Nasheed’s government tried to be inclusive in offering business opportunities. This regulation is exclusive and shuts the door for medium to small-size investors to partner with the government,” the source added.

Meanwhile, the Ministry of Tourism, Arts and Culture has announced a public tender to lease several other islands across the country for development as resort properties.

Through the tender, applicants will bid for a 50 year lease to develop one of several islands including, Kunnamala in Noonu Atoll, Kudafushi and Fasmendhoo in Raa Atoll, Vanabadhi and Kani in Thaa Atoll, Dhigudhoo in Gaafu Alifu, and Ismehela Hera in Seenu Atoll.

Additionally, seven parties have expressed interest to develop tourist resorts on the islands of Madifushi in Meemu Atoll, Keradhdhoo in Gaafu Alifu Atoll, and Ismehela Hera in Seenu Atoll.

While Ismehela Hera was also included as one of the three islands the Tourism Ministry invited bids for in April, the ministry did not clarify why the island was listed twice, according to local media.

Bidding documents will be made available to Maldivian nationals for a non-refundable payment of MVR 2000 (US$130) or US$300 for foreign nationals, until July 28.

All bids must then be submitted before 1:00pm on August 1, 2013 to the ministry, where they will be opened at a ceremony held later the same day.

Former MATI Secretary General Ibrahim said the process for tenders was “pretty much standard” for obtaining an island lease.

“The investment climate is better than a year ago and source markets are improving,” said Ibrahim.

Tourism Minister Ahmed Adheeb was not responding to calls at time of press.

Shangri-La Hotels and Resorts joins force with Ctrip's HHtravel to launch "Private Jet Journey"

SHANGHAI - Shangri-La Hotels and Resorts, in cooperation with Ctrip's top travel brand, HHtravel, and Private Jet Journeys, announced the launch of the "Shangri-La Private Jet Journey" programme providing a personalised, high-quality luxury travel experience to China's high-end leisure travellers. In so doing, Shangri-La aims to create a new stage for strategic cooperation with high-end travel brands.

The first flight of the "Shangri-La Private Jet Journey" series is set for the Maldives - the most favoured destination of China's affluent. The "Maldives Double Villa Luxury Journey" will take off on Golden Week in October 2013. It will be China's first upscale travel group to enjoy a direct flight to a high-end island by private jet and the only group trip of its kind this year. In the future, the program will introduce private jet journeys to Europe, the Americas and Australasia with travellers staying at Shangri-La's global luxury hotels and savouring local cuisines and exploring the culture and heritage of the destinations. Among Chinese luxury travellers, Shangri-La was named the most preferred hotel brand for the second consecutive year in the 2013 Hurun Report -- The Chinese Luxury Traveler.

Throughout the "Maldives Double Villa Luxury Journey," guests will stay at Shangri-La's Villingili Resort and Spa, Maldives. Boasting a six-kilometre coastline and two kilometres of fine white sand beach, it is the only hotel located in the southern part of the Maldives, nearest to the equator, and the only hotel in the entire country that has its own private executive airport terminal with an exclusive VIP lounge handling entry-exit and check-in procedures for guests. Guests will stay a few nights each in a Water Villa and Tree House Villa while at the resort.

The Water Villas are built on top of the resort's lagoon. Offering panoramic views and fresh sea air, this private haven is connected to the island by a timber walkway, with azure waters in close proximity. In contrast, the hidden Tree House Villas are built on top of trees, over waters teeming with marine life, where guest can enjoy both the privacy and beautiful scenery with sweeping sea views unfolding like a canvas.

Shangri-La's Villingili Resort and Spa, Maldives is also the country's first hotel to have a nine-hole golf course, as well as the first to offer bike tours of the surrounding islands. Located in the southern part of Villingili Island, the golf course occupies an area of 7.5 hectares and offers breathtaking views.

A BBJ Boeing Business Jet is slated to be chartered for the Maldives trip. The jet aircraft is a high-performing derivative of a Boeing 737 and specifically designed for VIP customers; the 150 seats of a Boeing 737 are transformed into 26 seats allowing each customer a comfortable seating experience. Interview: Sonu Shivdasani, CEO, Soneva Resorts

Loading Maldives Offers.... Sonu Shivdasani is the founder and CEO of Soneva Resorts, an international resort brand he set up with his wife Eva in 1995. They were the first hoteliers to bring five-star luxury to the Maldives and the first company to offer homes for sale there.

The couple also established Six Senses Resorts & Spas and Evason Resorts, both of which they sold to US-based private equity firm Pegasus Capital in 2012 to concentrate on their high-end resorts and property sales: Soneva Fushi in the Maldives and Soneva Kiri in Thailand.

Homes start from US$300,000 for a two-bedroom villa at Soneva Fushi and from US$3,250,000 for a three-bedroom house at Soneva Kiri. The Soneva ethos combines highly personalized service with simple design and strong eco-credentials.

Sonu was born to Indian parents and educated at Eton and Oxford University, a contemporary of British Prime Minister David Cameron. Eva is an ex-Vogue model from Sweden who oversees the design of all their resorts. The couple own property near Oxford with their main home at Soneva Fushi.

Why did you choose the Maldives for your first resort?
We discovered The Maldives in the 1980s while I was studying at Oxford University. When we first came we loved the destination but were horrified by the poor quality on offer in hotels. They had no concern for sustainability and were ruining the environment.

We knew we could do it better. We bid for three different islands that were for sale but failed on them all. It wasn't until 1991 that we found the island where Soneva Fushi now is. It had been run as a hotel but had been closed since 1979. It took us four years to arrange the finance and open the resort.


What are the challenges of running a resort in The Maldives?
We are a 30-minute flight by seaplane from Male, the Maldivian capital, so the biggest challenge remains building in such a remote location. There were times when it could take four days for boats to arrive from Male, so transfer logistics were complex. Other challenges include maintaining our service standards and our commitment to being as sustainable and eco conscious as possible.

What are buyers concerns about choosing property in The Maldives?
Tourism is the only industry in the Maldives and vital to the nation, something most MPs understand. So I feel confident about the future of tourism in the Maldives. As for global warming and those who say the Maldives is threatened by rising sea levels, I believe the risk of having a home here is the same as in Chelsea, London or Amsterdam. Records show there has been no change in sea levels in the Maldives for the last 20 years. Meanwhile the government has increased the length of leases on property for sale from 25 to 50 years.

What is the appeal of owning a home at Soneva Fushi?
The Indian Ocean is a very popular holiday destination with incredible water, yet there are very few opportunities to buy property in the Maldives. Owning a home here is a lifestyle purchase but it also makes financial sense. Our figures show owners can expect an average 4 to 5 per cent rental yield and as much as 6 to 7 per cent


What properties have sold at Soneva Fushi?
We have sold eight Private Residences to date and will only ever build 16 to add to the 50 homes owned by the hotel. Buyers have come from Europe, Russia and Asia.

How do you combine your environmental policies with a five-star desert island resort?
Our guests certainly have an eco-conscience but many people will not compromise their luxury for it. The concept of a staycation, staying at home and not traveling, is something of nonsense for today's wealthy consumers. One needs to realize that people will still travel and we need to combine sustainability with luxury.

Can you explain your concept of intelligent luxury?
What is truly luxurious to wealthy people today is not named restaurant or Cristal champagne but rather what is rare. Most of our guests have an urban life, living in polluted and congested cities so luxury is an outdoor shower or walking barefoot on the sand when they are used to high heels and business suits. It's not about marble or gilt but about experiences: cruising with dolphins, spending the night on a sandbank. That is what we mean by intelligent luxury.

What are the advantages in having a strong brand identity?
Branded Residences do well with prices in Thailand for example up to double those of non-branded resorts. People like the security, the ease of having an established team managing the resort and knowing that rental yields should be maximized. We have 52 per cent repeat guests at Soneva Fushi and the brand plays a crucial part in that. Brand consistency drives brand loyalty. There is a danger today of commoditization of luxury where the only distinguishing aspect of a resort is the sign and the logo. By selling Six Senses and concentrating on the Soneva brand we have ensured the brand is not distilled. And we are both owners and operators, a rarity today.

What future plans do you have for the Soneva Brand?
We are developing a second resort in the Maldives where there will also be property for sale including overwater villas. We are waiting for permits on a project on the island of Milos in Greece and in February 2014 we take the delivery of the first of five 64-foot yachts. Soneva in Aqua - that we have on order. These will be available for around US$25,000 a week with a crew of five.

South Ari Atoll is hosting a whale shark festival aiming to bring together local resorts and communities with a view to expanding cooperation on conservation – as well as providing tourists with insight into one of the country’s most elusive creatures.

Based on the island of Dhigurah, the festival is focused not only on trying to better understand the movement and behaviours of whale sharks in their natural habitat, but also to give visitors a chance to better understand South Ari Atoll’s ecology and culture.

Organisers have expressed hope that the festival will establish itself as an annual event in the country, having already secured sponsorship from a number of resorts including LUX* Maldives, Mirihi Island, Vilamendhoo, Holiday Island and the Conrad Maldives Rangali Island.

The event also represents a collaboration between local NGOs such as the Maldives Whale Shark Research Programme (MWSRP), the South Ari Marine Protected Area, the International Union for Conservation of Nature, as well as the Environmental Protection Agency (EPA).

Beyond the country’s traditional appeal as a destination for sun, sand and sea, sightings of creatures like the whale shark have increasingly proven a major draw for visitors in recent years.

In attempts to balance the potential environmental impacts of increased numbers of visitors wishing to experience the country’s delicate ecosystems, several island resort properties have announced collaborations with conservation groups and marine reserves across the country.

The Conrad Maldives Rangali Island resort told Dhonisaurus that beyond playing a role in today’s festival, the property over the last six years has been involved with efforts to promote better conservation and understanding of whale sharks in the country.

Resort spokesperson Katherine Anthony said the resort had been a main sponsor of the MWSRP NGO since 2007, as part of a strategy she said reflected the seriousness with which the property treated the conservation and study of the local environment.

Conrad has said that the nature of the resort’s sponsorship of the MWSRP is partly financial, but  also provided accommodation, fuel and food to the group’s researchers for nine months of the year.

Besides research, the MWSRP also allows guests at the property to participate in three weekly excursions to go out and see the creatures.

“They can talk about whale sharks in depth and give a much more detailed and focused excursion than you’d find elsewhere due to the MWSRP’s in depth knowledge of whale sharks,” she said.

“What we have found is that already one guest has joined the MWSRP as a research volunteer, so it’s definitely a program that’s of interest to our guests.”

Anthony added that resort guests accepting an invite to the festival would be given a unique and rarely seen insight into the local environment.

“It’s also an excellent opportunity to see life on an inhabited Maldivian island, eat Maldivian food, meet Maldivians and talk to them about their lives,” she said.

Biosphere ambitions

On a national level, the Maldives government is moving ahead with plans to transform the Maldives into what it claims will be the world’s largest  biosphere reserve by designating zones across the country that would earmark land use for specific purposes such as tourism development or conservation.

In approving the plan to transform the country into a “world renowned” marine reserve, members of the cabinet claim there has been a growing number of visitors to areas such as Baa Atoll after it became a protected area.

While some tourism industry figures have welcomed existing efforts to transformation areas such as Baa Atoll into bio-reserves, concerns have been raised about the efforts taken to manage such zones in balancing tourism interests with preserving local habitats.
